OWNERSHIP & MATRICULA'S
If you consider to invest in Brazil, then a key point for you to check is if the land or property has a MATRICULA!
A matricula is an official land certificate and is a registered proof of title and ownership registered at Brazil's notary office (Cartorio).
The matricula shows all historic ownerships upto the actual one of today and leaves no confusion possible about who is entitled to a property: exactly what is needed to make your investment safe and fine.
A matricula is further a document that needs to be presented to the municipality, for constructions!
That is why Beachlife has also NEVER invested in any lands without matricula's.
So, to be more clear:
ALL LANDS OF BEACHLIFE AT ILHA DO GUAJIRU DO HAVE A MATRICULA!
Near to Ilha do Guajiru, f.e. at Praia do Guajiru appr. 1 km downwind off the island, you will not for example not find any Matricularized lands, only landownership on basis of "posses", a right of use and occupation.
Local middle-men and sometimes also europeans (gold diggers wanting take a ride on beachlife's success) may offer you these land, some of them presenting themselves as official Brazilian lawyers which they are not (ask them for their OAB registration: the official Brazilian Association of Lawyers) or registered brokers which they are not (ask them for their formal CRECI registration number: the Official Brazilian Real Estate Brokers association), and tell you a posse is the same as a matricula but IT IS NOT.
For sure a posse is attractive in price but you now know why: because it's not the same!
